Tenant Screening, Placement, and Coordination
Tenant Screening, Placement & Coordination to Protect Your Portland Rental Property
Qualified Portland Tenants Reduce Risk
A bad tenant in your Portland rental property can cause a lot of problems. Not only do you have to worry about rent not being paid on time, there’s also a risk to your property. There may be lease violations that are noticed too late. An unqualified tenant may neglect to report maintenance issues or cause conflicts with neighbors.
We work hard to attract, place, and retain the best tenants we can find. Relationships are important to us, and we get to know your residents before they even apply for your home.
Good tenants pay rent on time
Good tenants take care of your investment
Good tenants respect the lease
Good tenants communicate with property managers
Good tenants report maintenance issues promptly
Good tenants renew leases
Following Fair Access in Renting (FAIR) Protocols
On March 1, 2020, the City of Portland enacted the FAIR Ordinance, which requires us to evaluate and screen applicants a little differently. We need to be compliant in how we advertise your Portland rental property and how we process applications. The low-barrier screening criteria and those standards set forth by the City are carefully followed.
The Garcia Group is committed to screening applicants fairly, consistently, and thoroughly. We are attentive all fair housing guidelines as well as the FAIR Ordinance. It’s easy for landlords to make expensive legal mistakes. Protect yourself and your property by working with us.
Placing Your Portland Tenants
There’s more to the leasing process than tenant screening.

Collecting Move-In Funds
In accordance with Portland’s FAIR Ordinance, we’ll collect your tenant’s security deposit, first month’s rent, and any other move-in fees and deposits.

Screening Pets
When your tenants move in with their furry family members, we make sure they’re safe and healthy with our pet screening process.

Conducting a Move-In Inspection
Before your tenants move in, we’ll document the condition of your home with photos, checklists, and videos.

Orienting Your New Tenant
Tenants need to understand our expectations. We’ll discuss rent collection, maintenance reporting, and other requirements in the lease agreement.

Marika went out of her way to help our long distance communication; she was an absolute professional, and yet personable, flexible and understanding of our circumstances. Any maintenance request I have had to put it has been met with immediate attention and help. Thank you! All! For everything.”
