Sometimes, an unexpected circumstance means a tenant has to break the lease and move out early. Sometimes, we find ourselves in the unpleasant position of having to evict a tenant.
We’re prepared for the unexpected and can work through these sensitive situations on your behalf. Not only that, we want to limit its impact on your bottom line. Let’s take a look at what we do.
We guarantee the tenants that we place in your Portland rental property. We know we can do this because most of our tenants are going to meet our expectations and ensure the entire rental process is a smooth one for everyone.
In the event that a tenant does have to break their lease, we work with them to ensure the property is left in near-perfect condition and available for us to show to new potential tenants. We also hold them accountable for any costs that the lease agreement says they’re responsible for paying.
The worst part about a lease break is that it leaves you with a vacancy.
You don’t have to worry.
Our tenant placement guarantee means that we will re-rent your unit for free when a tenant we place for the term of one year does not make it to that year. You won’t have to pay new leasing or tenant placement fee. We also have a maximum $200 placement fee for month-to-month tenancies.

Eviction is lost revenue. It’s also an unpleasant day in court. Our eviction program protects you from all that.
We cover 100 percent of the costs involved in any non-judicial eviction. The tenants we place are guaranteed – which provides owners like you with some extra insurance.
Evictions involving a jury trial are not covered. Luckily this has happened to us one time in 25 years.
Sometimes we inherit tenants from other property managers or self-managing landlords. In this case, we cover evictions only after 180 days of occupancy under our management company.
